provided to escrow and probably assumed it was accurate. During routine loan document
examinations, I have discovered numerous over charges on the payoff statements of prior loans. The
lowest over charge I have discovered was $78.91 while the highest was $20,851.24. The highest one
was an illegal prepayment penalty which violated California's prepayment penalty laws while the

2. You must have in your possession, the following documents to examine:
a. the document entitled "Promissory Note" or "Adjustable Rate Note"
b. all documents that have the word "Rider" in it's heading
c. all documents that have the word "Addendum" in it's heading (exclude escrow addendums)
d. either the lender's pay off statement or the final closing statement that breaks down pay off
charges.
e. a copy of your last monthly statement .
