Are you in foreclosure? Have an Adjustable Rate about to spiral out of sight? Promised one
thing then delivered something entirely different? You are not alone.

Californians lost 27,000 homes to foreclosure in May of 2008 alone. Many of those
unfortunate homeowners had the now infamous "subprime" adjustable-rate financing that
exploded on them, increasing monthly payments to unsustainable numbers.  The typical
ending was the homeowner lost the house in the foreclosure process.   Even more alarming
is that many homeowners would never have lost their homes if they hadonly known that
their lenders violated federal law when the loan was first made.
State and Federal
regulations that govern the mortgage industry are extensive and complex to say the least
but they have become law to protect you, the consumer.

Approximately 95% of the documents I examine have had some form of predatory lending,
misleading disclosures, or violations of State and Federal regulations.

There are hundreds of checkpoints involved in the forensic examination of real estate
documents. Many discoveries are made during the examination that lead to either legal
action against the lender or a Demand Letter from an attorney ordering that the loan be
modified into something you can actually afford.. Lenders would prefer the lesser of
expenses and avoid legal action by complying with the attorney's demands. Even in the
rare case that I find nothing wrong with your real estate documents, the attorney will still
proceed with the loan modification, and represent your best interest during the loss
  mitigation negotiations.

If you think this program sounds too costly, think again. My research has shown that the
average costs charged by Loan Modification companies found on the internet ranges from
$3,000 to $7,000, and typically, they don't examine all your real estate documents. My
program includes a complete examination of your documents and Attorney representation
all for less than $2,000, and sometimes as low as $1000.  On occassion, some clients have
only had to pay for the document examination and court filing fees. The attorney has taken
the rest of the case on a contingency basis.  However, this is not the norm.

You need not be another casualty of the housing crisis.  Allow us to examine your
loan documents and find those violations committed by the lender or the loan broker. As we
find violations, or other misrepresentations, we will clearly detail the wrongdoings in a
written narrative report for you. This written narrative will be instrumental in securing a
favorable loan modification from your existing lender, or possibly a rescission altogether.

Our team is experienced in this fight against your lender.
Patrick Pulatie graduated from
Troy State University with a degree in Business and Finance and for the last 12 years has
been a mortgage loan officer and Supervisor at originating  government and conventional
loans.  His ethical standards have resulted in attorneys calling upon him to assist in cases
where there are signs of predatory lending.  He has testified in Federal Courts in San
Francisco as an Expert Witness for homeowners fighting back against predatory lenders,
participated in Settlement Hearings and Mediation between lenders and homeowners,  and
submitted written Declarations to Federal and State Court about fallacies in lender's
  arguments.

Lynn Confetti-Ledbetter works closely with Mr. Pulatie.  She is a California Notary Public
with over 10 years of experience and thousands of Loan Document signings. Her family
background includes Real Estate and Finance, as well as Escrow and Title. She and Patrick
work closely to thoroughly analyze each case that results in the writing of the homeowner's
unique narrative that addresses issues of predatory lending.  Lynn is instrumental in
obtaining a Fiduciary Court Bond if required by the court system.

Lynn and Patrick live in the East Bay area of San Francisco. Their local community has
been staggered by the housing crisis as approximately 13% of all homes will be foreclosed
this year alone and 70% of all homes have negative equity.  They are fighting back to help
as many homeowners as possible while there is still time.

Feel free to contact Patrick or Lynn about any issues that you are having. They can offer
you direction as to where and how to seek help.   They may also be able to offer you more
  direct assistance.

Please remember.....Patrick and Lynn are not lawyers and are not dispensing legal advice.
